Landlord Tax Accountant
Your rental income tax, handled properly.
Most landlords manage their tax returns themselves until something goes wrong, or hand them to a generalist accountant who has never looked at a property portfolio. Supreme Consulting has worked with landlords and property investors since 2005. Fixed-fee pricing, no hourly surprises, and questions answered within one working day.
- Know your tax bill well before the Self Assessment deadline
- Section 24 mortgage interest restrictions applied correctly every year
- Capital gains tax on property sales planned before you complete
- Rental income and allowable expenses recorded cleanly throughout the year
No long-term contract. If it is not working after three months, you leave with tidy records and nothing owed.

Sound familiar?
Still guessing what your tax bill will be?
Landlords often end up cobbling together figures from bank statements, letting agent summaries, and half-remembered receipts every January. The Self Assessment deadline arrives and the tax bill is still a surprise. Add a mortgage and Section 24 restrictions into the mix, and most accountants who do not specialise in property are working it out as they go.
- ✕ Tax bill arrives as a surprise every January with no prior warning
- ✕ Section 24 mortgage interest restrictions applied incorrectly or ignored altogether
- ✕ No idea of the capital gains tax exposure before agreeing to sell a property
What sorted looks like
Your rental income is recorded as it comes in, allowable expenses are captured correctly, and your tax position is visible well before any deadline. Property tax is what we do.
- ✓ Tax liability calculated and communicated months before the January deadline
- ✓ Section 24 restrictions applied correctly, with planning around your mortgage costs
- ✓ CGT modelled before you commit to a sale, not after the paperwork is signed
- ✓ Fixed-fee pricing agreed upfront, no hidden charges when the work gets complex

Landlord accounting that covers the full picture
From annual Self Assessment to ongoing portfolio bookkeeping, the services below are available individually or as part of a fixed monthly package.
Self Assessment and Rental Tax Returns
Your SA100 is prepared with rental income, allowable expenses, and mortgage interest restrictions applied correctly. You receive a summary of the position before it is filed, so there are no surprises when the payment falls due. HMRC correspondence is handled on your behalf.
Included as standardCapital Gains Tax Planning on Property
Selling a rental property carries a CGT liability that should be understood before contracts are exchanged. We calculate your exposure, identify available reliefs, and advise on timing where that is genuinely useful. The 60-day CGT reporting requirement is handled as part of the service.
Available on requestPortfolio Bookkeeping and Accounts
For landlords with multiple properties or an HMO portfolio, keeping clean records throughout the year makes tax time considerably less painful. Monthly bookkeeping via Xero or QuickBooks Online gives you a clear view of rental income, voids, and maintenance costs at any point in the year.

Advises and Guides Throughout the Process
“I’m so grateful for the help received with my small cleaning business. Stuart holds your hand and advises throughout!”
What makes working with us straightforward
There are plenty of accountants who will file your landlord tax return. Fewer will tell you what your CGT exposure looks like before you sell, or pick up the phone when HMRC writes to you.
Property tax covered in full
Rental income, mortgage interest restrictions, furnished holiday let rules, HMO accounting, CGT on disposals — these are part of the work we do every year, not edge cases we research when they come up. You will not need to explain how your portfolio is structured before getting a useful answer.
Over 20 years of practical experience
Supreme Consulting has been advising small businesses and property investors since 2005. Stuart Green works directly with clients on bookkeeping, tax returns, and planning — the advice comes from someone who has seen most situations before, not from a junior team member working from a checklist.
Fixed fees, agreed upfront
You receive a clear, written quote before any work begins. The price covers the scope discussed — if circumstances change materially, that conversation happens before additional work is done, not afterwards on an invoice. No hourly rates, no vague estimates.
Up and running in four straightforward steps
Most new clients are fully onboarded within a week or two. The process is designed to be low-effort on your side.
A short discovery call
We start with a no-obligation conversation to understand your portfolio, your current setup, and what you need. It usually takes 20 to 30 minutes. You will leave the call knowing exactly what happens next.
A clear, fixed-fee proposal
You receive a written proposal covering the scope of services, timelines, and what is included. No vague wording, no hourly-rate small print. If it looks right, you confirm and we begin.
Onboarding and records transfer
We handle the transition from your previous accountant, migrate records to the cloud if needed, and get everything in order. If the books are behind, we will tell you the catch-up cost upfront before touching anything.
Tax handled, no surprises
Your rental income is tracked, your tax position is visible throughout the year, and your returns are filed well before any deadline. Less to think about each January, and fewer envelopes from HMRC that need urgent attention.
“I’m so grateful for the help received with my small cleaning business. Stuart holds your hand and advises throughout!”
Things landlords usually ask us
Do you understand the specific tax rules that apply to landlords — Section 24, furnished holiday lets, HMOs?
Yes. Section 24 mortgage interest restrictions, the furnished holiday let qualifying conditions and their tax treatment, HMO income and expense structures, and the 60-day CGT reporting requirement for residential property disposals are all part of the work we handle regularly. You will not be explaining the basics before getting a useful answer.
What does landlord accounting actually cost, and what is included?
Pricing depends on the complexity of your portfolio and the scope of services required. A single buy-to-let with one Self Assessment return sits at a different price point to a multi-property HMO portfolio with monthly bookkeeping. You receive a written fixed-fee quote before any work begins, covering exactly what is included. No hourly rates, no ambiguity.
My records are a bit of a mess — can you still help?
Most landlords come to us with records in some state of disarray. We can work through what you have, identify the gaps, and bring the books up to date. If there is a catch-up cost involved, we will tell you what that is before we start. The end result is clean records and a clear picture of where you stand.
Is there a long-term contract?
No. Services are provided on a rolling basis with a short notice period. If it is not working for you, you leave with your records in good order and nothing outstanding. We do not rely on making it awkward to leave.
I am thinking of putting my properties into a limited company — can you advise on that?
This is a question that comes up often, and the answer depends heavily on your personal tax position, the size of your portfolio, existing mortgage terms, and your long-term plans. There is no single right answer. We can model the tax implications of incorporation against your current structure and give you a clear picture of the trade-offs before you make any decision.
How far in advance will I know what my tax bill is going to be?
With bookkeeping current throughout the year, your rental income and allowable expenses are visible on an ongoing basis. We will normally have your tax position estimated several months before the January Self Assessment deadline, giving you time to budget or plan around any payment. A surprise tax bill in January is largely a symptom of records that have not been maintained through the year.
