What landlords usually ask before getting started

Do you understand the tax rules specific to landlords — Section 24, furnished holiday lets, capital gains timing?+

Yes, and you will not need to explain them from scratch. Finance cost restrictions under Section 24, the furnished holiday let qualifying tests, principal private residence relief on disposal, and the interaction between rental income and personal tax bands are all part of the work we do for landlord clients. If your situation involves a property company or a mixed portfolio of residential and commercial, we cover those too.

What do landlord accountant fees actually cover, and how much should I expect to pay?+

The fee depends on what your portfolio needs — a single buy-to-let with straightforward income requires less than a mixed portfolio with multiple properties, a property company, and active capital gains planning. We quote a fixed annual or monthly fee based on the scope agreed in your proposal. Self Assessment, rental income reconciliation, and basic tax advice are standard. Capital gains reviews, company accounts, and bookkeeping are priced clearly as additions. There are no hourly rates and nothing billed on top of what was quoted.

My records are in a bit of a state. Can you still help?+

Most clients arrive with records that need some work — bank statements not reconciled, expenses mixed with personal spending, a Self Assessment filed late or estimated. We handle catch-up bookkeeping as part of the onboarding process and will be straightforward with you about what needs doing and what it will cost to sort. It is usually more manageable than people expect.

Is there a long-term contract?+

No. Engagements run on a monthly basis and you are free to leave with appropriate notice. We do not tie clients in because we would rather keep them through the quality of the service. If you decide to leave, your records are handed over in full and in good order.

I own properties through a limited company. Does that change what you can do for me?+

It does not limit what we can do — property company accounts are a routine part of our work. We prepare limited company year-end accounts, the corporation tax return, and confirmation statement, alongside the director’s personal Self Assessment where dividend income and salary need to be declared correctly. If you are considering incorporating an existing portfolio, we can also walk through the stamp duty land tax and capital gains implications before any decision is made.

How far in advance will I know what my tax bill is going to be?+

With records kept current throughout the year, your estimated tax liability is visible well before January. Most landlord clients have a clear picture of their Self Assessment bill by October at the latest, which gives time to plan the payment or consider any remaining reliefs available before the tax year closes. Surprises at filing are largely avoidable when the books are up to date.
